Terms of use
Plain terms for a business that sells documents: you get a licence to use them, and no promise about what you will earn.
What you are buying
Each product is a digital document or set of documents, licensed to one person for their own use. You may print it, annotate it and use it to run your own business. You may not resell it, republish it, share the file, or use it as the basis of a course or coaching product of your own.
No promise about results
Nothing on this site is a guarantee of income. The guides describe how these businesses work, what they cost to run, and what commonly goes wrong. What any individual earns depends on their market, their capital, their effort and conditions none of us control.
Figures, case studies and worked examples are illustrative. They are there to show the shape of the economics, not to forecast your results.
This is why every product page has a Reality Check section that names who the guide is not for. Read it before you buy.
Not professional advice
These are educational publications. They are not legal, tax, accounting, financial or investment advice, and reading one does not create a professional relationship. Licensing, permits, insurance, tax treatment and contract law vary by state and change over time — verify anything that matters with a professional in your own jurisdiction before acting on it.
The foreclosure-overages and private-money titles cover areas that are regulated differently from state to state, and in some states are restricted activities. It is your responsibility to establish what you may lawfully do where you operate.
External resources
Several products list third-party tools, platforms, databases and public records sources. Those are other people's services: they change, they raise prices, and sometimes they disappear. We have no control over them and are not responsible for them.
Availability
Checkout and delivery run on Gumroad. Their availability is not something this site controls, and your purchase is also subject to Gumroad's own terms.
Liability
To the extent the law allows, liability for any claim arising from a product bought here is limited to the amount you paid for that product.

These terms are governed by the laws of the State of New York, United States.
